3. The materials to be used in the external
construction of this development shall be Ibstock Westbrick Red Purple Multi brick (0662) and Marley
Modern Interlocking tile in smooth grey, as set out in the
submitted Materials Schedule (Rev A dated 25.09.2019) and retained
thereafter unless otherwise agreed writing by the Local Planning
Authority prior to any construction commencing. The approved
materials shall then be used in the construction of the development
and retained thereafter.

4. The windows in the west elevation of flat block A
shall not be glazed otherwise than with obscured glass and fixed
shut and thereafter be permanently retained as such.
|
5. Prior to the commencement of development, details
of fencing to all boundaries shall be submitted to and approved in
writing by the Local Planning Authority, and retained
thereafter.
|
6. NO WORKS SHALL COMMENCE until details of bat boxes to be installed, including
type, location and position above adjacent ground level, with clear
flight paths to and from the entrance have been submitted to and
approved in writing by the Local Planning Authority. They should ideally be sited in open, sunny
positions and in groups of 3 to 5 boxes facing different directions
to provide a variety of micro-habitats.
The bat boxes approved should be in place prior to the commencement
of works on site and retained thereafter.

7. A sales/information pack highlighting the
location of, and promoting the use of, alternative greenspaces
within the area and explaining the importance, sensitivities and
vulnerabilities of protected European Sites to recreational
impacts, shall be provided to every new home buyer for the
development hereby permitted.

Within six months of the date of this decision or prior to the
development of Plots 15 to 76 inclusive (whichever comes first), a
survey of all architectural and historic features of the building
shall be submitted to and approved in writing by the Local Planning
Authority identifying the method by which the original features
shall be preserved and retained in situ and protected during the
alterations hereby permitted.
No features
shall be disturbed or removed either temporarily or permanently
except with the prior written approval of the Local Planning
Authority. Particular regard should be
given to the following items: skirtings; wood panelling; original
windows including their historic window glass and surrounds;
original doors and surrounds; staircases including balusters and
handrails; ceiling mouldings and other vulnerable surfaces and
finishes.

Prior to implementation of work approved by this consent, details,
including sections, of the method of fixings for all new glazed and
plasterboard faced partitions. All new partitions and other
elements of construction shall be scribed around features of
significance including cornices, picture rails, chair rails,
skirting, panelling, door and window linings and shall not cut
through such features. The works shall be carried out in accordance
with the approved details.

5.
Notwithstanding any indicative details on the approved drawings,
prior to implementation, working drawings or product specification
of the following shall be submitted to and approved by the local
