The proposed development would result in a cramped form of
development that would not reflect the spacious context that
informs the character of the area. In particular, the sub-division
of the plot and the scale of the new dwelling proposed would not be

development along Farr Hall Drive. Therefore, it is considered that
the proposal would result in a detrimental change in the character
of the area. As such, the proposal would be contrary to Policy HS4
